UPDATE 8th FLOOR ROCKPORT MODEL SOLD FOR $489,000

With all of the bad press about the real estate market and condo sales in Prince William County smart buyers are taking a look at the great deals that are available throughout the county. I have been working with EFO Capital Management and their team to sell the remaining units at Harborview the only luxury high rise on the Occoquan River. Located in Belmont Bay the condo building has some terrific amenities that buyers in the area don’t find in any other development in the area. The first thing a buyer notices when they come in the building is the marble floors and fireplace in the lobby. A community room accommodates large parties, large pergola covered deck and private pool provides owners with plenty of space to spread out with friends and guests. With all of these goodies the buyers have been out and about to take advantage of closeout prices.

We are down to ONE NEW unit in the building for sale. The 7th floor Camden model SOLD for $620,000 and the 8th floor Rockport is UNDER CONTRACT. The final remaining Savannah model on the 3rd floor was the builder’s model and as a buyer can expect is loaded with upgrades. With an unbelievable low price of $465,000 this condo is priced to move.

For buyers who are looking for a great price, fantastic building amenities and a community that offers a marina, golf, riverside walking paths and VRE station then Belmont Bay is the place to check out.

SOLD

Nestled in a hillside in the Hunter’s Grove development in Manassas, this earth-sheltered house is one of about a half dozen residential and commercial buildings in the Washington metropolitan area that rely on the earth’s consistent temperatures to assist in heating and cooling, and to provide protection from the elements.

With its weathered wood, glass front and clean, simple lines that meld with the large sculpted patio, mature trees and lush foliage, this home is reminiscent of the organic architecture championed by Frank Lloyd Wright but with a focus on energy efficiency. Constructed on three interconnected poured concrete domes, the home, located on a 1-acre lot, blends perfectly into the landscape on the back and sides and is purposely designed that way to be both ecologically sound and aesthetically pleasing.

At 2,100 square feet, this 3-bedroom, 2-bath home is spacious with abundant natural light. There’s a large center skylight, a second smaller skylight over the two smaller bedrooms and a wall of windows across the front of the house. The interior has conventional vertical walls with vaulted dome ceilings that increase both space and light.

Elements of nature have been incorporated in the large stone mantel behind the wood burning stove which is capable of providing all of the heating necessary for the entire home during the winter. There’s also a heat pump and air conditioning for those few occasions when they might be needed. The master bath is constructed of stone and wood, a theme carried out throughout the home.

What are the benefits of living “green” in this unique home? An 80 percent energy efficiency rating, passive solar from earth’s constant temperatures, low life cycle cost that is one-fourth that of a standard home, less than $160/month total utility costs that can be lowered even further with the addition of an active solar system, less dust and pollen able to infiltrate the structure, storm proof, termite proof and fire resistant.

This house is currently being offered by RE/MAX Allegiance and is listed for $475,000. For more information about this unique home, contact Cindy Jones or visit
Many of his prairie style homes incorporated a “split” design however they were far larger than what the average family could afford at the height of his building days. The split level homes that eventually followed did follow two key concepts that the Frank Lloyd Wright introduced in his prairie home: half-floors dividing family living space from private sleeping areas and a home that flowed with the contour of the lot versus being set on top of it.

Another set of historians credit Bill Levitt the creator of Levitt Town. I’m personally going with Frank Lloyd Wright as his designs are much more estecially pleasing and in-tune with today’s desire to think more about our environment. Whoever is ultimately given credit for the creation of the split-level home, the homes gained popularity in the 1950’s and 60’s and replaced the tired ranch homes that had been easy to build in the 30’s and 40’s. I happen to be a big fan of the classic split level home. Maybe it is because I grew up in one and owned our family home for a few years. Or perhaps it is because I have sold many of them in the Fairfax County area

I began researching the history of the split level in order to look for additional ways to promote my listing at 6108 Fox Hill Street in Fairfax County. In the 1950’s when the split was first introduced it was because families needed more space than the ranch provided. If you grew up in a split-level neighborhood chances are you could look left, right and across the street and see a split level. I know in our neighborhood you could. The only difference was if you lived on a lot with a bit of a hill you had a four-level instead of three-level split or maybe an integrated garage. Most of the splits built in the 1950’s were modest with square footage between 1200-1800 finished square feet.

The design of all the split levels was the same. When you came in the front door you were greeted by a large living room, a separate dining room and kitchen. A few steps up led to the bedrooms and bath; a few steps down led to the family room and another bath. This design provided a family with three distinct living areas. In our neighborhood the splits also came with something that you don’t find in any home built today, a double walk-up attic.

I was recently cleaning out some family papers and found the builders brochure from when my parents bought their home. The owners of 6108 Fox Hill had a laugh over the thought that these homes were originally built without AC nor were there any outlets for clothes dryers. Hey, that is me they are laughing at.

So if you are looking for an all brick home with just the right amount of space then check out this listing in Fairfax County. With plaster walls, hardwood floors, and tile bathrooms you will be glad you did. Oh and don’t forget the double floored walk-up attic!
