It Looks Great But Does It Help Your Resale Value?

At least once a week when we are touring  Northern Virginia Claw Foot Tubproperties with prospective buyers we see something that leads to an interesting conversation.

In this case it was the replacement of the tub and shower in the main level hall bathroom with a fancy claw foot tub.  The tub looked great but it certainly did not appear to be practical.  A main level hall bathroom is used by a lot of people.  For a family with small children it’s where they will bathe.  If it is primarily for guests or adults they likely are going to want to take a shower at some point.

My clients wanted to know what it would cost to replace this nice tub with a more “standard” tub and shower combination.  We also discussed what it might cost to figure out how to put in an old style ring shower curtain to retain the tub but have a shower as well.

The question you need to ask yourself before you undertake a remodel is who is it for?  Are you doing it for yourself to enjoy for many years or to update your home for sale?  If it is for resale then you need to make sure you are updating the items which will give you the biggest return on your investment and have the widest appeal.
