You can’t help yourself. You are thinking about buying a new home and you head out to the models on your own. The builders rep bounces with their registration card and colorful brochures. Before you know it you are sitting at the desk writing a contract for a home.
One of the things our team does is tour new Northern Virginia home developments on a regular basis. Since we have experience both as new and resale Realtors® we know how the process works and we know what questions to ask.
This week on a new home tour I asked one question “do you offer any incentives for active duty or retired military.” The answer was telling. “No one has ever asked.” There are a number of homes already sold in the community so I would suspect a few buyers have missed out on a little extra closing cost help or a reduced price.
In Northern Virginia most builders DO offer some type of extra bonus for military, fire fighters, police and in some cases teachers. Builders aren’t going to volunteer any information about incentives OR tell you about negotiating your contract. This is where an experienced agent more than takes care of you. Northern Virginia builders DON’T reduce the price of their homes when you come in alone. The commissions are built into the price of the home.
