Buyer’s who are still waiting for the bottom of the market in the Port Potomac neighborhood in Prince William County may be in for a surprise.   Prices for Port Potomac townhouses have made a significant bounce from Q1 2009 to Q1 2010.  Port Potomac is one of the newer neighborhoods eastern in Prince William County VA that was hit hard by declining prices and short sales in late 2008 and early 2009.

Though far from the prices when the final new deliveries and first “flip” started the prices have been on the rise and seller subsidy has declined

My recent townhouse listing at Steerage Circle sold within a few days of being listed.   Average days on market has continued to drop in Port Potmac.  In the first quarter of 2010 the average days on market was 25.
