Sometimes it takes sellers time to figure it out. Ultimately, the additional time can cost them money.

Cathleen,

Thank you for your comment. Where the issue becomes complicated is if you have your home listed and you accept an offer at the above market price the property will not appraise. A lender will not finance an overpriced property. Especailly in this market. So the house won't sell at the higher price no matter how long it stays on the market. So sellers who don't need to sell should wait until the market comes back around. Ours runs in cycles and it does come back. To what level and how long it will take is still the unknown.

perhaps everyone will be happy that there are sellers like me......I can wait. My husband works for the government and we will probably have to move back in to a house I would have rather sold...but you can hope there are plenty like me that won't sell for less and prices will stablize sooner in N.VA.

You're exactly right. Funny thing is, you'd think with all the open source information available for the sellers, they, too, would see where the market is. But, there are still the constants; homes that show well and are priced competitively will sell!

Timely post Cindy. More fuel on the fire for really determining the level of motivation our seller has before we list the house.
